Revised plans outlined for station yard development

A revised planning application (20180963) has been submitted for the mixed-use development of the former station yard brownfield site off Cawston Road/Stony Lane, Reepham.

Several changes to the plans have been proposed, including:

  • a reduction in the size of the care home from 70 to 60 beds to provide a smaller scale building (artist's impression above) that will not over-dominate Stony Lane and the general landscape;
  • a reduction in the height of the care home from three to two stories to address concerns about properties on Stony Lane being overlooked;
  • the location, scale and positioning of the assisted flats has been amended to be “more sympathetic” with the former railway station;
  • soundproofing will be considered for the care home against noise from the manufacturing unit at Kerri’s Farmhouse Pine;
  • the existing signage on Cawston Road will be relocated to the new access road to promote the existing businesses on Station Yard;
  • a replacement planting and landscaping scheme.

 
Besides the care home, the development also comprises 290 m2 of office space, a 420-m2 Central England Co-operative convenience store, 24 two-bedroom assisted flats, 15 two-bedroom assisted bungalows and a club house/assembly room.
 
At an extraordinary meeting on 1 August, Reepham Town Council unanimously supported in principle the original planning application, noting a number of concerns raised by residents.
 
It is expected that the revised plans will be discussed at the next Town Council meeting on Wednesday 14 November at 7.30 pm in the Town Hall, Church Street, Reepham.
